at the landlords right now. I understand that I am moving out at the end of the month and they want to know of any repairs needed. But don't call me at 9pm asking to come in the next day. I had to stay up a little later than I wanted just to clean so I wouldn't look like I live like a slob. I haven't had much time to clean between moving and midterms, well school all over. I come home from class at about 4, then have at least 3 hours of homework, on a good day. I would have liked more advanced warning. Plus, I'm not even going to be here when they come over because I will be at school. Which means, Lucy is going to go nuts. I moved her kennel to the new place already, so can't just put her in there. But, I guess that will make us even for the late notice. Plus, I have to have the house ready to show this weekend. Some of her other tenets are looking for a small 2 bd house and want to see this place. I know, that is enough warning, but still annoying. I guess I never lived at a place where they have to show it  while I still live here.

But, on the bright side, she said that if the house is clean, there is no reason not to give me back my deposit. Which means that she is not planning on charging me for the repairs, like the door that has to be repainted because Lucy scratched it all up.

If you want- you can check your state laws about that sort of thing. I know in Oregon they have to give you a 24 hour written notice of entry, unless the tenant requests a repair, then it can be less. I bet your state has certain rules/laws about notice of entry. That is really short notice, and since yuo are already moving, it probably wouldn't hurt if you made any waves with them at this point. There might even be laws about showing the place while you are still there. I know it's been done here, but only if the tenant agrees. Good luck with everything. I hope you get all of yuor deposit back!

Renting sucks! Yes, most states require 24 hours written notice for entry but what can you do? I love my landlord dearly but she drops by any time she pleases and it's pretty annoying. At least she doesn't live in town anymore! Not that a little mess is a big deal but I know what you mean about wanting to clean up the place for the landlord. I would replace the scratched door if I were you. She can say whatever she wants now and still charge your deposit for whatever she finds after you've left. When in doubt, follow daddy's rule - Leave it better than it was when you got there. If you do continue renting, you should read up on your rights. Most states give all the power and rights to the renters - you would be surprised!

She said the door was no problem, they are no replacing it, just painting over it and it will be fine.

But I am assuming that they have been here already because when I got home from class, Lucy was on the bed. That is a strange place for her to be. She gets "stuck" up there because for some reason she thinks that she can't get down on her own.. It's too scary. But has no problem hopping up.

It's why we don't rent and don't want to own a condo. I grew up in apartments and hate them. Of course my younger son moved to Pittsburgh, lives in an apartment and loves it.

His name is Hendryx! He's a rat terrier! OK!

Right now it is the only option for me. I am just finishing up school and in no place to be buying. The next place I am moving into does not show apartments while tenets are still living there. Actually, they won't even let you in unless it is completely repaired and vacant. My goal is to in 5 years be at a place where I can buy. Hopefully sooner, but it is difficult when you are a young single person.
